Good morning, ladies and gentlemen, my name is Vickki McFadden and I am the chairman of The GPT Group. On behalf of my fellow Directors, I would like to welcome you to GPTâs 2022 Annual General Meeting. After a fully online AGM last year, I am pleased that this meeting is being held in a hybrid format, with some security holders attending in person and some attending online. I am chairing today's meeting from the Swiss Hotel in Sydney, and we acknowledge the traditional custodians of this land, the Gadigal people of the Eora nation, and pay our respects to elders past, present and emerging.

As this meeting is being attended by some securities holders online, I also, acknowledge the traditional custodians of the various lands on which our security holders are participating today, and the first nations people joining this meeting today, here in Australia and around the world. I am advised by the company's secretary that we have a quorum present, and I declare the meeting open.
