Good morning, ladies and gentlemen. Welcome to the 2021 Annual Meeting of Stockholders of Realty Income. My name is Mike McKee, and I'm the non-Executive Chairman of the Board of Directors.

We are pleased you could join us today. Our number one focus is for the health and safety of our employees and our shareholders. So we thank you for participating virtually today as a result of concerns over the coronavirus situation. Thankfully, things are looking more positive of late.

Please note that this meeting is being recorded. Today's meeting will be in 2 parts: The first part of the meeting will be the formal portion of the meeting where the required business will be handled. The second part will be a bit more informal with a presentation on the company's operations and an opportunity to ask questions.
