Let's get started. Hi, I'm Robbie Ohmes from BofA Global Research. Alex Perry and I are just really pleased to have Life Time Holdings here with us today. We've got Bahram Akradi, Founder and CEO; and Bob Houghton, CFO.

Look, Life Time has been on this amazing transformational journey with a focus on premiutizing and enhancing the appeal of its clubs. I think Bahram's used the term luxury, athletic country club, a lot of different great terms to talk about all these things that he's been doing, especially over the last 3 to 5 years. And all these things are supporting membership experience and dues and things like that.
