How to gain from real estate market downturn from here on?

Hey Guys. Been looking at how to benefit short term from a prediction of higher mortages, lower home prices and lower demand of new homes, but with home builders like toll brothers and listing sites like redfin fallen so much already, does anyone have any investment ideas on how to play the market?
